        "content": "<p>The weakening of the Rupiah exchange rate, approaching the level of\nRp18,000 per US Dollar, is assessed to have had little impact on the\ninterest of high-purchasing-power groups in premium housing. Several\ndevelopers have noted that demand from the ultra-high-net-worth\nindividual (UHNWI) segment remains steady, particularly for products\noffering exclusivity, privacy, and environmental quality.<\/p>\n<p>Head of Marketing &amp; Business Development at NavaPark, Wanto\nNgali, stated that the current Rupiah exchange rate condition is not yet\na primary factor influencing house purchase decisions in the premium\nsegment. According to him, the majority of consumers have already\nallocated specific budgets to seek housing that meets their needs and\nlifestyle.<\/p>\n<p>\u201cThe majority of buyers purchase these houses for personal use with\ntheir families. They basically already have a budget to seek the house\nupgrades they desire. So, it is not because the Ruplan is weakening that\nthey cannot buy,\u201d said Wanto during the launch of Island Villa in BSD\nCity on Wednesday.<\/p>\n<p>He acknowledged that some potential buyers choose to wait and observe\neconomic developments before making a decision. However, many proceed\nwith transactions immediately upon seeing the offered products.\nAccording to Wanto, the market response to Island Villa has been quite\npositive; of the 12 units in the initial marketing phase, six units were\nsold within approximately two weeks, including three Signature-type\nunits.<\/p>\n<p>Wanto explained that premium housing buyers generally come from the\nUHNWI segment, which has different needs compared to general consumers.\nIn addition to considering the building, they also pay attention to the\nenvironment, comfort, privacy, and the quality of life offered by an\narea.<\/p>\n<p>\u201cWe are trying to enter a blue ocean market by targeting the\nultra-high-net-worth individual segment. This market is very small, but\nthe expectations are very high,\u201d said Wanto.<\/p>\n<p>Deputy Project Director of NavaPark, Jonathan Widjanarko Rukma,\nstated that current demand trends for premium housing are supported not\nonly by location and design but also by the quality of the environment\nthat supports a healthy lifestyle. He noted that the Island Villa area\nis developed with a resort-style living concept integrated with green\nopen spaces. Out of a total land area of eight hectares, approximately\n2.1 hectares are dedicated to green areas, including a one-hectare\ncentral park.<\/p>\n<p>Furthermore, residents gain direct access to the 10-hectare Botanic\nPark surrounding the area. Jonathan believes that the presence of vast\ngreen open spaces is an increasingly sought-after factor for high-end\nconsumers amidst dense urban areas.<\/p>\n<p>\u201cWe are not just selling houses. We are selling a lifestyle, an\nenvironment, and a different life experience,\u201d said Jonathan.<\/p>\n<p>Developers believe that exclusivity, green environments, and the\nlimited number of units are the main attractions for high-end consumers.\nConsequently, demand for premium housing is expected to remain stable\ndespite the general market facing challenges due to Rupiah exchange rate\npressures and global economic uncertainty.<\/p>",
