"summary": "The article compares plot land (tanah kavling), which is divided into parcels but not necessarily ready for construction, with mature land (tanah matang), which has undergone maturation and includes basic infrastructure, making it immediately buildable. While plot land offers lower initial costs and higher long-term investment potential, it carries greater risks due to legal issues and the need for additional development; mature land, though more expensive, provides superior physical readiness and infrastructure. This distinction is crucial for investors and homebuilders in Indonesia, who are advised to verify legality, physical condition, and infrastructure to mitigate transaction risks.",
"content": "<p>JAKARTA, KOMPAS.com - The difference between plot land and mature\nland has become a concern for the public who wish to invest or build\nhomes. Both types of land have different characteristics, from the\nperspective of construction readiness, price, to risk levels. In\ngeneral, plot land is land that has been divided into several plots for\nsale, but not necessarily ready for construction. Meanwhile, mature land\nis land that has undergone a maturation process and is equipped with\nbasic infrastructure. Thus, it is ready for development. Several\nscientific studies show that the sales trend of plot land is developing\nalong with the increasing need for land. Research in the Journal of\nLegal Fatwa from Tanjungpura University (2020) states that the plot land\nbusiness has investment appeal. However, from the physical readiness\nperspective, mature land is considered superior. Research in the\nIndonesian Journal of Agricultural Science (2023) explains that the\nphysical condition of the soil, such as structure and density, greatly\naffects the suitability of land use for development. Therefore, land\nthat is not yet mature requires additional adjustments. In addition, the\ninfrastructure aspect also becomes the main differentiator. Mature land\ngenerally already has road access, drainage, and basic utilities. In\ncontrast, plot land is often located in areas that are still developing\nwith limited facilities. From the price perspective, plot land is\ngenerally more affordable compared to mature land because it is not yet\nready to use and still requires additional costs. Nevertheless, research\nin the Journal of Legal Fatwa from Tanjungpura University (2020) shows\nthat plot land has the potential to provide higher profits in the long\nterm. On the other hand, risks also need to be considered. A study in\nthe Scientific Journal of Educational Forum (2023) reveals that land\ndisputes often occur due to legality and administrative issues,\nespecially on undeveloped land like plot land. By considering these\nvarious aspects, the choice between plot land and mature land depends on\nindividual needs. Plot land is more commonly used as a long-term\ninvestment, while mature land is more suitable for those who want to\nbuild homes immediately. The public is urged to pay attention to\nlegality, physical land conditions, and infrastructure access before\nbuying land to minimise risks in property transactions.<\/p>",
