Investment growth in Tangerang Regency is propelling the Gading\nSerpong area into a new economic node for West Jakarta. This shift is\ndriven by increased business activity, the emergence of new enterprises,\nand a rising demand for commercial space.<\/p>\n
Data throughout 2025 shows that realised investment in Tangerang\nRegency reached Rp37.62 trillion. The largest contribution came from the\ntertiary sector, including services, trade, logistics, and property,\nwhich accounted for 57.9 percent of the total investment. Meanwhile, the\nhousing, industrial estate, and office sectors recorded an investment\nvalue of Rp11.78 trillion, whilst the trade and repair sector\ncontributed Rp4.86 trillion.<\/p>\n
These dynamics are also reflected in Gading Serpong. Throughout last\nyear, 1,464 new businesses reportedly began operating in the area. This\ngrowth demonstrates the increasing need for business premises,\nparticularly for the retail, culinary, professional services, and\ncustomer-facing business sectors.<\/p>\n
CBRE Head of Research & Consulting, Anton Sitorus, assesses that\nthe development of commercial areas in Gading Serpong is part of a\nnatural stage in the property development cycle. According to him, an\narea that initially develops as a residential zone will undergo\nfunctional diversification as the population, public mobility, and the\nneed for various support services increase.<\/p>\n
\u201cThis growth is considered normal. The property development cycle\nbegins with housing, followed by offices, shop houses, hotels, and so\non,\u201d Anton stated on Tuesday (16\/6).<\/p>\n
Anton added that Serpong and Gading Serpong have long been predicted\nto become rapidly growing buffer zones for Jakarta. This development is\nsupported by the good quality of the residential areas, mature\ndevelopment planning from the developers, and connectivity that is\nincreasingly integrated with other regions.<\/p>\n
\u201cIndeed, several developers there have quite good development plans.\nThe public also knows that the western areas, such as Serpong and its\nsurroundings, have great potential. The east also has good areas. This\nis because land and property prices within Jakarta are very high, while\nthe buffer zones offer more affordable options,\u201d Anton explained.<\/p>\n
Responding to the growth of business activity in Gading Serpong,\nSummarecon Serpong is developing the Serpong CBD as a commercial area\ndesigned to meet the continuously increasing demand for business\nspace.<\/p>\n
One of the projects being developed is City Gate, a 40-hectare area\nlocated in the connecting corridor between Gading Serpong, BSD, Alam\nSutera, and Lippo Karawaci. This area is supported by access to the\nJakarta-Tangerang Toll Road and the Serpong-Balaraja Toll Road.<\/p>\n
Summarecon Serpong Executive Director, Albert Luhur, stated that the\nneeds of business operators are now more diverse, requiring commercial\nspace options that can accommodate various types of businesses.
