Urban planning observer Yayat Supriatna of Trisakti University\nconsiders the planned 65-hectare expansion of the Ancol reclamation area\nacceptable as a means of restoring Ancol\u2019s standing as Jakarta\u2019s leading\ntourism destination. However, he stressed that the legality of its\nspatial planning and integrated public transport access must be settled\nfirst.<\/p>\n
Yayat emphasised that the key to the project\u2019s sustainability lies in\nlegal certainty and compliance with the Jakarta 2024 Regional Spatial\nPlan (RTRW), which serves as the fundamental basis for permitting.<\/p>\n
In his view, the coastal area (waterfront city) is the only potential\nzone in Jakarta that can be developed to its fullest extent without\nbeing hindered by land acquisition problems.<\/p>\n
\u201cIf there are no violations or deviations in spatial planning terms,\nthen it can proceed. What matters is that it is clear and clean in\nspatial terms,\u201d Yayat said when contacted by Media Indonesia on Tuesday\n(8\/9).<\/p>\n
He further views the Ancol expansion as a strategic step to restore\nthe area\u2019s glory, as in the 1970s and 1980s, while competing with other\nmodern districts such as PIK.<\/p>\n
According to him, Ancol\u2019s potential is now stronger because it can\nadopt a multi-activity approach directly connected to the Jakarta\nInternational Stadium (JIS), spanning sport, recreation and the MICE\nindustry (Meetings, Incentives, Conferences and Exhibitions). Yayat\ncautioned, however, that the area could face severe congestion if it\nrelies solely on existing road access.<\/p>\n
He urged the DKI provincial government to ensure the reclamation\ndevelopment is matched by accelerated construction of the Kelapa\nGading\u2013Ancol LRT route, connected onwards to PIK. \u201cIf it becomes a venue\nfor major events but the roads remain the same, there will be\ncongestion. People thinking of going to Ancol without driving a car can\ntake the LRT.
