For instance, land prices in Jakarta are currently out of\nreach for the majority of its residents.<\/p>\n<p>Many Jakarta residents believe that the Menteng area has the highest\nland prices in the capital. This is because the area is located in the\nheart of Central Jakarta, an elite neighbourhood where many ambassadors\nreside.<\/p>\n<p>Interestingly, the Menteng area is not the one with the highest land\nprices in Jakarta. So, where is the area with the most expensive\nland?<\/p>\n<p>\u201cMenteng, being close to the business district, is Rp 70-100 million\nper square metre, while Pondok Indah is cheaper at Rp 40-60 million per\nsquare metre,\u201d said Associate Director of the Research &amp; Consultancy\nDepartment at PT Leads Property Services Indonesia, Martin Hutapea, at\nthe Leads Property Media Briefing, quoted on Sunday (26\/4\/2026).<\/p>\n<p>Land values around the Central Business District (CBD) office areas\nare high, with prices reaching hundreds of millions of rupiah per square\nmetre. For example, in the Sudirman area, land prices range from Rp 180\nmillion to Rp 200 million per square metre.<\/p>\n<p>\u201cSudirman is Rp 180-200 million per square metre,\u201d said Martin.<\/p>\n<p>The closer to the city centre, the higher the value. The highest land\nvalue in Jakarta currently is in the Sudirman Central Business District\n(SCBD).<\/p>\n<p>\u201cThe most expensive is in SCBD, valued at around Rp 200-300 million\nper square metre.
