Markets to become real estate<\/p>\n
JAKARTA (JP): City-owned market company PD Pasar Jaya will
\nconvert some of its poor-performing markets into low-cost
\napartments, according to the firm's president, Albert Napitupulu.<\/p>\n
Albert said over the weekend that the plan was meant to
\noptimize Pasar Jaya's assets instead of leaving the markets
\nvacant for years.<\/p>\n
\"What are the markets for if business there is poor and only a
\nfew people go there? That's why we don't want to just keep them
\nvacant,\" he said in a ceremony to mark the 31st anniversary of
\nthe firm.<\/p>\n
However, Albert could not disclose which of the company's 152
\nmarkets in the city would be closed and converted into
\napartments.<\/p>\n
\"We haven't named which markets we will convert,\" he said.<\/p>\n
Based on data from Pasar Jaya, 7,119 of 47,733 kiosks in its
\n152 markets are still unoccupied.<\/p>\n
Albert said the large number of unused kiosks was mainly due
\nto the mushrooming growth of modern markets being developed near
\nthe traditional markets run by Pasar Jaya.<\/p>\n
The huge number of empty kiosks at Pasar Jaya markets have
\noften been criticized by some city councilors as a waste of the
\ncity budget.<\/p>\n
Tarman Azzam of Commission B for economic affairs said: \"There
\nare vacant kiosks in almost every market, which have cost the
\ncity billions of rupiah.\"<\/p>\n
Another councilor, Lukman Mokoginta of Commission D for
\ndevelopment affairs, supported his colleague's remarks.<\/p>\n
Lukman said the large number of idle kiosks proved the bad
\nplanning and management of Pasar Jaya executives.<\/p>\n
\"It shows at least that their choice in location for the
\nmarkets was wrong,\" he said.<\/p>\n
Both councilors, therefore, agreed with the firm's plan to
\nconvert the poor-performing markets into apartments.<\/p>\n
\"But the move should first be permitted by the council,\"
\nTarman said.<\/p>\n
In an attempt to avoid further problems, Albert urged the city
\nto issue a regulation which would determine a reasonable distance
\nbetween modern and traditional markets.<\/p>\n
\"The administration, thus far, has not determined the distance
\nyet,\" he said.<\/p>\n
Albert also planned to create something in traditional markets
\nwhich would attract more visitors.<\/p>\n
\"Besides continuing efforts to make the markets cleaner, we
\nwould also like to continue to develop something new, such as a
\nspecial market for fruits and flowers, to be able to compete with
\nmodern markets,\" he said.<\/p>\n
Albert said that some time ago traditional markets were also
\nfamous for their lower prices, but that was no longer the case.<\/p>\n
\"It's because traders can't get their merchandise directly
\nfrom primary sources,\" he said.<\/p>\n
Traditional markets have also been \"defeated\" by modern
\nbuildings because many supermarkets and malls could be found at
\nhousing complexes where sometimes it was difficult for residents
\nto go to traditional markets, Albert said. (ind)<\/p>",
