        "content": "<p>Markets to become real estate<\/p>\n<p>JAKARTA (JP): City-owned market company PD Pasar Jaya will<br>\nconvert some of its poor-performing markets into low-cost<br>\napartments, according to the firm's president, Albert Napitupulu.<\/p>\n<p>Albert said over the weekend that the plan was meant to<br>\noptimize Pasar Jaya's assets instead of leaving the markets<br>\nvacant for years.<\/p>\n<p>\"What are the markets for if business there is poor and only a<br>\nfew people go there? That's why we don't want to just keep them<br>\nvacant,\" he said in a ceremony to mark the 31st anniversary of<br>\nthe firm.<\/p>\n<p>However, Albert could not disclose which of the company's 152<br>\nmarkets in the city would be closed and converted into<br>\napartments.<\/p>\n<p>\"We haven't named which markets we will convert,\" he said.<\/p>\n<p>Based on data from Pasar Jaya, 7,119 of 47,733 kiosks in its<br>\n152 markets are still unoccupied.<\/p>\n<p>Albert said the large number of unused kiosks was mainly due<br>\nto the mushrooming growth of modern markets being developed near<br>\nthe traditional markets run by Pasar Jaya.<\/p>\n<p>The huge number of empty kiosks at Pasar Jaya markets have<br>\noften been criticized by some city councilors as a waste of the<br>\ncity budget.<\/p>\n<p>Tarman Azzam of Commission B for economic affairs said: \"There<br>\nare vacant kiosks in almost every market, which have cost the<br>\ncity billions of rupiah.\"<\/p>\n<p>Another councilor, Lukman Mokoginta of Commission D for<br>\ndevelopment affairs, supported his colleague's remarks.<\/p>\n<p>Lukman said the large number of idle kiosks proved the bad<br>\nplanning and management of Pasar Jaya executives.<\/p>\n<p>\"It shows at least that their choice in location for the<br>\nmarkets was wrong,\" he said.<\/p>\n<p>Both councilors, therefore, agreed with the firm's plan to<br>\nconvert the poor-performing markets into apartments.<\/p>\n<p>\"But the move should first be permitted by the council,\"<br>\nTarman said.<\/p>\n<p>In an attempt to avoid further problems, Albert urged the city<br>\nto issue a regulation which would determine a reasonable distance<br>\nbetween modern and traditional markets.<\/p>\n<p>\"The administration, thus far, has not determined the distance<br>\nyet,\" he said.<\/p>\n<p>Albert also planned to create something in traditional markets<br>\nwhich would attract more visitors.<\/p>\n<p>\"Besides continuing efforts to make the markets cleaner, we<br>\nwould also like to continue to develop something new, such as a<br>\nspecial market for fruits and flowers, to be able to compete with<br>\nmodern markets,\" he said.<\/p>\n<p>Albert said that some time ago traditional markets were also<br>\nfamous for their lower prices, but that was no longer the case.<\/p>\n<p>\"It's because traders can't get their merchandise directly<br>\nfrom primary sources,\" he said.<\/p>\n<p>Traditional markets have also been \"defeated\" by modern<br>\nbuildings because many supermarkets and malls could be found at<br>\nhousing complexes where sometimes it was difficult for residents<br>\nto go to traditional markets, Albert said.
