        "content": "<p>Jakarta (ANTARA) - Property consultant Jones Lang LaSalle (JLL) has\nrevealed that the government\u2019s Value Added Tax Ditanggung Pemerintah\n(VAT DTP) incentive policy for the housing sector is having a positive\nimpact on the condominium market.<\/p>\n<p>JLL\u2019s Head of Research, James Taylor, stated that demand for\ncondominiums in the first quarter of this year was primarily driven by\ncompleted and ready-to-occupy units.<\/p>\n<p>\u201cThese projects are also benefiting from the VAT DTP incentive\nprogramme, which is largely attracting end-user buyers rather than\ninvestors,\u201d James said during a press conference in Jakarta on\nTuesday.<\/p>\n<p>Senior Director of Strategic Consulting at JLL, Milda Abidin, echoed\nsimilar sentiments, noting that the incentive policy is aiding the\nabsorption of properties in the housing sector.<\/p>\n<p>According to her, the incentive has resulted in higher-than-usual\ntake-up rates for housing. This is what developers had hoped for to\nclear their completed products.<\/p>\n<p>\u201cSo, in my view, it is indeed a positive development. However, the\ngovernment also views this as a product for end-users, which is why the\nincentive is only provided for completed products,\u201d said Milda\nAbidin.<\/p>\n<p>JLL hopes that the extension of the VAT DTP incentive, offering tax\nrelief for property purchases until 2027, will boost residential\nproperty sales activity.<\/p>\n<p>According to Purbaya, the facility will benefit around 40,000\nproperty units per year.<\/p>\n<p>He decided to extend the incentive to maintain the middle class\u2019s\npurchasing power and support the property sector, which has a\nsignificant multiplier effect.<\/p>\n<p>Meanwhile, Coordinating Minister for the Economy Airlangga Hartarto\nstated that the VAT DTP for property applies fully to purchases of new\nready-to-occupy houses or properties with a maximum selling price of Rp2\nbillion.<\/p>\n<p>The VAT DTP facility applies to Indonesian citizens (WNI) and foreign\ncitizens (WNA) who meet Indonesia\u2019s property ownership requirements.<\/p>\n<p>The incentive can only be utilised for one residential unit and does\nnot apply to purchases of more than one unit, down payments made before\nthe policy takes effect, or units resold within less than one year.<\/p>",
