        "content": "<p>checked and revised<\/p>\n<p>Advertorial: Jababeka<\/p>\n<p>Publication: August 11<\/p>\n<p>Multinational companies join Jababeka&apos;s integrated industrial <br>\nestate<\/p>\n<p>Leading multinational companies have joined Indonesia&apos;s only <br>\nindependent, integrated industrial estate equipped with <br>\ncommercial, residential, educational and recreational facilities <br>\nin Cikarang, Bekasi, just a 35-minute drive east of Jakarta.<\/p>\n<p>&quot;Multinational companies are interested in coming to our <br>\nindustrial estate because it offers easy accessibility, an <br>\nindependent supply of electricity, clean water, an abundant <br>\nresource of labor and competitive prices,&quot; says Setiawan <br>\nWiraatmadja, a director of PT Jababeka Industrial Estate.<\/p>\n<p>Developed on a 2,970-hectare area of land in 1989, Jababeka&apos;s <br>\nindustrial estate is now home to leading multinational companies, <br>\nsuch as the American manufacturer of Barbie dolls, Mattel, Inc. <br>\nThis company, the world&apos;s largest doll producer, operates two <br>\nfactories with about 10,000 workers, who live in two five-story <br>\ndormitories in the industrial estate. Another tenant is Dutch <br>\ncompany Unilever, a leader in the domestic consumer goods market. <br>\nBesides running a number of factories, it also operates a <br>\nlogistic and distribution service center in the estate. The other <br>\ntenants include French industrial gas producer Air Liquid, <br>\nJapanese TV screenmaker Nippon Electric Glass, British paint <br>\nproducer ICI Paints, Japanese consumer goods manufacturer Kao and <br>\nKorea&apos;s Samsung Electronics, the world&apos;s third largest home <br>\nappliance producer and 15th most wellknown brandname holder.<\/p>\n<p>Jababeka&apos;s industrial estate is strategically located merely a <br>\nfew minutes from the Jakarta-Cikampek toll road, just 35 km from <br>\nJakarta&apos;s Central Business District, 55 km from the Tanjung Priok <br>\nseaport and 65 km from the Soekarno-Hatta International Airport. <br>\nThe industrial estate is easily reached from the toll road <br>\nthrough the Cibitung or Cikarang exits. Public transportation <br>\nservices are available for commuters.<\/p>\n<p>Its location becomes even more strategic with its close <br>\nproximity to densely populated towns, such as Bekasi, Karawang <br>\nand Purwakarta, which can provide an abundant supply of labor.<\/p>\n<p>Executives and workers can live in Jababeka&apos;s residential <br>\nestate, equipped with all the amenities that guarantee a <br>\nconvenient life. They include shopping centers, mini markets, <br>\nbanks, restaurants, a hospital and medical center, schools, a <br>\nstar-rated hotel, a swimming pool, tennis courts and a first-<br>\nclass 18-hole golf course designed by champion Nick Faldo.<\/p>\n<p>Plans have been also made for the establishment of President <br>\nUniversity, which is said to be the premier provider of tertiary <br>\neducation in Indonesia, whose graduates and services will be <br>\nreadily accessible to tenants.<\/p>\n<p>&quot;With such facilities, the Jababeka industrial estate is <br>\nactually a town within itself,&quot; Setiawan said.<\/p>\n<p>He said tenants were free from the worries of an adequate <br>\nsupply of electricity and clean water because power was provided <br>\nby affiliated company PT Cikarang Listrindo and clean water by <br>\nsubsidiary PT Jababeka Infrastruktur.<\/p>\n<p>Cikarang Listrindo operates a power plant with an installed <br>\ncapacity of 348 MW (expandable to 900 MW), while Jababeka <br>\nInfrastruktur operates a water treatment plant with a daily <br>\ncapacity of 26,500 cubic meters (expandable to 49,500 cubic <br>\nmeters). The latter company also operates a world-class sewage <br>\ntreatment plant with a daily capacity of 18,000 cubic meters <br>\n(expandable to 42,000 cubic meters).<\/p>\n<p>Setiawan says Jababeka puts a high priority on the safety and <br>\nsecurity of workers, executives and residents on its industrial <br>\nestate by providing well-maintained streetlights for its roads <br>\nand buildings and assigning guards to work on shifts for 24 hours <br>\na day. Jababeka also employs a special team of professional <br>\nfirefighters, while hydrants are made available in its industrial <br>\nand residential compounds.<\/p>\n<p>&quot;If you want value for money in a quality industrial estate <br>\nwith a competitive price, you have no other choice than moving to <br>\nJababeka&apos;s industrial estate in Cikarang, West Java,&quot; Setiawan <br>\nsaid.<\/p>\n<p>He explained that Jababeka&apos;s industrial estate, with a full <br>\nproduct range of individual facilities and site sizes, could <br>\nsatisfy just about any tenants&apos; needs.<\/p>\n<p>For manufacturers who require unique building specifications, <br>\nfor example, Jababeka allocates industrial land sites, which come <br>\nequipped with the basic infrastructure for development with <br>\nspecific purposes. The sites, with land areas ranging from 3,000 <br>\nsquare meters to 5,000 square meters, are graded and well-<br>\nstructured, and suitable for any manufacturing activities. <br>\nTenants are guaranteed an unlimited power supply from Cikarang <br>\nListrindo, while industrial water, sewage system and telephone <br>\nlines are standard features.<\/p>\n<p>Large industrial sites with planned development for specific <br>\npurposes have attracted multinational companies, including <br>\nNabisco Foods of the United States, Chang Chun of Taiwan, Uniplas <br>\nof Singapore, United Tractors (Komatsu), Nissinmas, Showa, Fuji <br>\nSeimitsu and Tokai of Japan, Bertel of Australia and Fuchs of <br>\nGermany.<\/p>\n<p>Jababeka also designs and constructs several types of standard <br>\nfactory buildings ideal for medium and light industries.<\/p>\n<p>Built on a 1,380-square-meter plot of land for the standard <br>\nsize or a 1,740-square-meter plot for the one located on a <br>\ncorner, each building has an area of 831 square meters and an <br>\noffice area of 128 square meters.<\/p>\n<p>For smaller operations, there are convenient turnkey <br>\nalternatives that are ideal for trading businesses, workshops and <br>\nlight manufacturers.<\/p>\n<p>The three-in-one factory buildings, each with a total area of <br>\n456 square meters, for example, are suitable for storage or <br>\nproduction activities. Their mezzanine floors can be converted <br>\neither to accommodation or an administration office.
