        "content": "<p>Jakarta, VIVA \u2013 The dispute over the planned enforcement of the\nformer Hotel Sultan land in Jakarta\u2019s Gelora Bung Karno (GBK) area has\nreignited. PT Indobuildco has stated that the scheduled land clearance\non 18 June 2026 is not yet final and could still change.<\/p>\n<p>Hamdan Zoelva, legal counsel for PT Indobuildco, said the execution\nprocess cannot be viewed as simply clearing the land. He explained that\nthe disputed site houses an operational hotel with active business,\nemployees, tenants, and third-party rights.<\/p>\n<p>\u201cUnderstand that the dispute is about the land, not the building or\nthe hotel business. The Hotel Sultan business is entirely owned by PT\nIndobuildco,\u201d Hamdan said on Wednesday, 27 May 2026.<\/p>\n<p>Hamdan warned that forcing the execution without considering other\nlegal aspects could have widespread consequences and potentially halt\nthe hotel\u2019s ongoing operations.<\/p>\n<p>He noted that the Hotel Sultan building was entirely constructed by\nPT Indobuildco, not using state funds or through a Build, Operate,\nTransfer (BOT) scheme.<\/p>\n<p>\u201cThe Hotel Sultan building is not a BOT project. It was built solely\nby PT Indobuildco. Therefore, there is no basis for taking over the\nbuilding and business without proper legal procedures and fair\ncompensation,\u201d he said.<\/p>\n<p>He added that the issue extends beyond a land dispute, affecting the\ncontinuity of the business and the livelihoods of many dependent on the\nhotel\u2019s operations.<\/p>\n<p>\u201cHotel Sultan is a service business. If executed incorrectly, the\nhotel will cease operations. This would not only harm Indobuildco but\nalso workers, tenants, business partners, and the state due to lost tax\nrevenue from the hotel\u2019s activities,\u201d he stated.<\/p>\n<p>Hamdan also dismissed the notion that all legal processes have\nconcluded, leaving only the execution date. He stressed that certain\nlegal conditions must still be met before clearance can proceed.<\/p>\n<p>\u201cPPKGBK may call this final, but the execution must still be legally\nvalid. A court ruling does not automatically fulfil all legal\nrequirements. There must be clarity on the object, protection of\nthird-party rights, and guarantees as required by SEMA,\u201d he said.<\/p>\n<p>On the other hand, PT Indobuildco has stated it remains open to\nresolving the dispute through dialogue with the government to prevent\nwider repercussions.<\/p>",
