Despite national economic fluctuations, public interest\nin quality housing and property investment remains strong, particularly\nin the mid to premium segments. Homebuyers are now not only considering\nlocation and facilities but also increasingly eyeing environmentally\nfriendly housing concepts or green buildings. The concept is deemed\nincreasingly relevant for modern societies seeking comfortable and\nefficient homes.<\/p>\n<p>Project Manager of CitraLand Tegal, Yusuf Fakhrudin, stated that\nconsumers are becoming more selective in choosing their homes. Strategic\nlocation, area quality, comprehensive facilities, and long-term\ninvestment value are key factors in purchasing decisions.<\/p>\n<p>One product gaining significant market attention is the Brandella\nCluster, which features a modern minimalist concept focusing on comfort,\naesthetics, and functional space. Several home types in the Brandella\nCluster are implementing energy-efficient and eco-friendly green\nbuilding concepts. \u2018Green building concepts are gaining attention among\nmodern society,\u2019 said Yusuf on Thursday, May 28.<\/p>\n<p>Alongside modern and elegant facade designs, the cluster offers an\nexclusive environment with wide roads, green areas, and promising\ninvestment value. The Brandella Cluster was launched in late 2024 and is\nnow in its second year of sales. Initially developed on approximately\nthree hectares of land, the area plans to build around 160 residential\nunits.<\/p>\n<p>Eight home types are currently available: Rochelia, Pachelia, Cordia,\nLiora, Ellisia, Elora, Azolla, and Vallora. Some types, including\nRochelia, Pachelia, Cordia, Liora, and Ellisia, have already sold out.\nMeanwhile, the latest models, Azolla and Vallora, launched in May 2026,\nhave received strong market response despite limited units. Prices range\nfrom Rp1.4 billion to Rp2.1 billion.<\/p>\n<p>Market response to the Brandella Cluster has been highly positive,\nwith year-to-date sales reaching approximately 80% of the company\u2019s\ntarget. The target market is diverse, including young established\nfamilies, professionals, entrepreneurs, and property investors. Many\nbuyers are upgrading to premium, more comfortable, and exclusive\nresidential areas.<\/p>\n<p>\u2018Consumers are not just buying homes but also the quality of the\nenvironment, comfort, security, and long-term investment value,\u2019\nexplained Yusuf. Buyers hail from various backgrounds, including\nentrepreneurs, civil servants, professionals, and out-of-town\ninvestors.<\/p>\n<p>This, Yusuf added, indicates that housing demand and property\ninvestment interest remain strong. \u2018Tegal\u2019s housing market continues to\nmove positively, especially in the mid to premium segments. Housing\nneeds and property investment interest remain high,\u2019 he stated.<\/p>\n<p>Yusuf explained that Tegal\u2019s stable property market is driven by\nvarious factors, including rising housing demand, growing young\nfamilies, and established individuals seeking new homes. Additionally,\ncity infrastructure development and strategic housing locations are key\nattractions for consumers. \u2018Property remains considered a relatively\nsafe and stable investment instrument,\u2019 Yusuf said.<\/p>\n<p>Amid national economic conditions affecting purchasing power,\nCitraLand Tegal\u2019s sales in early 2026 increased compared to the same\nperiod last year. According to Yusuf, high market interest is evident in\npositive responses to new products, particularly clusters offering\nmodern concepts with premium environments.<\/p>\n<p>\u2018We are grateful that early 2026 sales grew by around 30% compared to\nearly 2025,\u2019 he said. He added that the growth is due to the developer\u2019s\nnational reputation in Indonesia\u2019s property industry, along with\nbuilding quality, consistent area development, and strategic locations,\nwhich continue to attract consumers.<\/p>\n<p>Demand for commercial properties in the area remains high. Yusuf\nnoted that almost every potential buyer inquires about shophouse\navailability. This is due to the thriving commercial area, which hosts\nvarious businesses such as beauty clinics, cafes, food outlets, offices,\nand retail services. However, all shophouse units in the area have been\nsold out since 2022.<\/p>\n<p>To enhance resident comfort, ongoing development of the area and\nsupporting facilities continues. Available amenities include 24-hour\nsecurity, access card systems, thematic parks, outdoor fitness areas,\ncommercial I-Walk zones, and places of worship. A sports centre is set\nto be added soon, while house construction in the Brandella Cluster\ncontinues steadily.<\/p>\n<p>The switch to LED lighting across the managed area extends the\nlifespan of electrical devices.
