        "content": "<p>ESR, an Asia-Pacific focused real asset owner and manager, together\nwith PT MC Urban Development Indonesia (MCUDI), a subsidiary of\nMitsubishi Corporation, has signed a joint development agreement to\nbuild two modern, institutional-standard warehouses in Greater Jakarta.\nThe partnership will leverage each company\u2019s strengths to maximise asset\nvalue through the joint development. With a total asset value exceeding\nUS$80 million, the partnership will develop two Grade A logistics and\nindustrial facilities: Karawang Logistics and Industrial Hub and\nCikarang Logistics and Industrial Hub, located in two of Indonesia\u2019s\nmost developed and sought-after industrial sub-markets. Construction on\nboth assets has commenced, with completion targeted for the third\nquarter of 2027. This new development marks the second phase of the\nstrategic partnership between ESR and MCUDI in Indonesia, following the\nsuccessful development of three similar projects: Karawang Logistics\nPark 1, Cikarang Logistics Park 1, and Cikarang Logistics Park 2, which\ndemonstrated strong market demand. Both latest assets are designed and\nbuilt by Japanese contractors to ESR and MCUDI standards, incorporating\nmodern fire safety systems, structural designs meeting seismic\nresilience standards, and sustainability features such as LED lighting,\nFRP skylights, and structural readiness for solar panel installation.\nBeyond technical excellence, the facilities are designed with a\nhuman-centric approach that promotes energy efficiency and worker\nwell-being. Jai Mirpuri, Head of Southeast Asia at ESR, stated that this\ninvestment reflects ESR\u2019s asset-light strategy and focus on Asia-Pacific\nmarkets with clear demand visibility and strong partner alignment.\nFollowing the success of previous collaborations, the companies are\nexpanding institutional-standard logistics and industrial asset\ndevelopment in strategic Greater Jakarta locations where supply remains\nlimited. MCUDI\u2019s incoming President Director, Hideaki Nakajima, added\nthat the company has been looking forward to expanding collaboration and\ninvestment with ESR in Indonesia\u2019s logistics and industrial warehousing\nprojects by combining local capabilities, accumulated knowledge, and\nnetworks in Japan with ESR\u2019s expertise in fund management and\ndevelopment. Karawang Logistics and Industrial Hub is a single-storey\nGrade A warehousing facility comprising three blocks within the\nSuryacipta City of Industry industrial estate. Developed on 100,000\nsquare metres of land with a floor area of 63,000 square metres, it is\ndesigned to meet rising demand from modern warehousing tenants in the\nlogistics and manufacturing sectors. The location has direct access to\nthe Jakarta-Cikampek Toll Road and will also be connected to the future\nJakarta-Cikampek II South Corridor toll road. Cikarang Logistics and\nIndustrial Hub is a single-storey Grade A warehousing facility\ncomprising two blocks within the Jababeka II Industrial Estate.\nDeveloped on 68,000 square metres of land with a floor area of 48,000\nsquare metres, it is aimed at multinational customers in the logistics,\ne-commerce, and manufacturing sectors.
