The house they had occupied since 2014 was\nexecuted by the Surakarta District Court, with police securing the\noperation. All household items were removed during the eviction. Despite\npurchasing the property legally with savings and holding a valid\nCertificate of Freehold Ownership (SHM) issued by the National Land\nAgency (BPN), their title was later revoked by the court after a\nWonogori resident claimed ownership of the same land. Legal expert\nAdyanisa Septya Yuslandari, S.H., M.Kn, explained that double SHM cases\noften arise from administrative errors, where two parties hold official\ntitles for the same plot. \u2018Such cases typically stem from overlapping\ncertificates or administrative defects,\u2019 she stated on Tuesday, 26 May\n2026. A double SHM occurs when multiple freehold certificates are issued\nfor the same land, whether in whole or in part. To ensure safe land\ntransactions, buyers must verify the property is not in dispute. This\ncan be done by checking with the local BPN office, consulting a PPAT\nnotary, and conducting field inspections. \u2018Risks can be checked by\nverifying the certificate at BPN, reviewing land history, confirming no\nduplicate titles, and using PPAT notary services for due diligence,\u2019\nAdyanisa said. \u2018Even an SHM can be problematic if initial processes were\nflawed. It\u2019s not just about having a certificate, but ensuring its\nlegitimacy and clean history,\u2019 she added. The dispute began when the\ncouple bought the 479-square-metre property in 2013 from Subarno, the\nprevious owner.<\/p>",
