William Aditya Sarana, a member of the DKI Jakarta DPRD, has urged Governor Pramono Anung to implement concrete policies to provide affordable housing for Generation Z in Jakarta, addressing the high costs of homes and apartments that make living in the capital difficult for young people. He highlighted the soaring property prices, ranging from Rp800 million for simple homes to Rp10 billion for larger ones, exacerbated by chaotic urban planning and a speculative real estate market. Sarana suggested emulating New York City's Pied-à-Terre Tax on luxury properties to regulate ownership and promote spatial justice, aligning with Pramono's vision of giving Gen Z maximum space to contribute to Jakarta's development as a global city under the new special provincial law.

Jakarta (ANTARA) - William Aditya Sarana, a member of the DKI Jakarta
DPRD, has called on Governor Pramono Anung to follow through on his
commitment to provide space and housing for Generation Z in Jakarta by
implementing concrete policies.

“Not long ago, Pramono stated that Jakarta must provide even greater
space for Gen Z children. I believe the space in question includes space
to live and reside in Jakarta,” William said in Jakarta on Friday.

According to him, one of the difficulties faced by young people in
having living space in Jakarta is the high cost of owning or renting
houses and apartment units (rusun), including apartments in the
capital.

Based on data collected in 2023, house prices in Jakarta range from
Rp800 million to Rp10 billion, depending on the area and land size.

Simple housing with a land area of 30-50 square metres (m²) in East
Jakarta is priced at Rp800 million. And the price of a regular house
with a land area of 100-200 m² can reach Rp10 billion. Of course, the
price can be even higher than that.

“This situation is certainly not unrelated to the limited housing in
Jakarta. First, due to the chaotic urban planning, which makes land
increasingly scarce. However, this is also caused by the real estate
market conditions that make housing prices continue to soar,” he
said.

The housing policy by New York City Mayor Zohran Mamdani could serve
as an example for the DKI Jakarta Provincial Government.

“Mas Pram can emulate Zohran in New York with the Pied-à-Terre Tax
policy or luxury property tax. How the government intervenes to regulate
real estate ownership so that housing prices can become affordable again
for its residents and create real spatial justice, especially for young
people who are indeed struggling to find housing,” he explained.

Previously, Pramono stated that Gen Z must be given the widest
possible space as part of efforts to build Jakarta into a global
city.

“If Jakarta wants to advance as a global city, inclusive, in
accordance with Law Number 2 of 2024, then the role of Gen Z must
receive maximum space,” he said, discussing the implementation of Law
Number 2 of 2024 on the Special Capital Region of Jakarta Province.

Furthermore, Pramono explained that Gen Z has an emancipatory spirit
in responding to various emerging social-political issues.

“Gen Z views emancipation as the right to choose an authentic life
path, whether becoming a leader in the technology industry, a driver of
the creative economy, or voicing social issues through social media,” he
said.
",
