Danayasa's low-cost housing development wins support<\/p>\n
JAKARTA (JP): Minister of Public Housing Akbar Tanjung has
\nwarmly welcomed a decision of PT Danayasa Arthatama, which is
\ndeveloping the Sudirman Central Business District (SCBD), to
\nbuild low-cost housing for low-income people.<\/p>\n
\"The development of low-cost housing by private companies will
\nreduce the heavy burden of the government in the provision of
\nlow-cost housing,\" Tanjung said in a visit to the project on
\nSaturday.<\/p>\n
The SCBD project, which is being built on a 45-hectare plot of
\nland, is located in Jakarta's golden triangle, which is bounded
\nby Jl. Jend. Sudirman on the West, Jl. HR Rasuna Said on the East
\nand Jl. Gatot Subroto on the South.<\/p>\n
In line with the existing regulation, each developer of
\nhigh class projects is asked to build low-cost housing in
\ncompensation for the issuance of its building permit.<\/p>\n
Besides building shopping centers, office buildings, and
\napartments in the SCBD project, PT Danayasa will also build
\nthousands of houses in Bogor, West Java.<\/p>\n
The major buildings in the project will be the Jakarta Conrad
\nHotel, Jakarta Stock Exchange Building, Jakarta Financial Tower,
\nBank Artha Graha Tower, Jakarta Omni Hotel, Twin Office Towers,
\nWidya Graha Apartments and a hospital.<\/p>\n
Stages<\/p>\n
The SCBD project, to be built in stages until the year 2007,
\nat a cost of about Rp 7.6 trillion (US$3.37 billion), will be
\nincurred from both domestic and foreign investments.<\/p>\n
The company has set aside about 100 hectares of land for the
\nconstruction of 7,000 low-cost houses, of which 1,000 are
\nscheduled to be inaugurated later this month.<\/p>\n
PT Danayasa is a wholly owned subsidiary of a publicly listed
\ncompany on the Jakarta Stock Exchange, PT Jakarta International
\nHotels and Development.<\/p>\n
The finance director of the company, Arpin Wiradisastra, said
\nthat the construction of most of the project's infrastructure has
\nbeen completed. \"Water, electricity and telecommunications, as
\nwell as the road networks are now available,\" he said, adding
\nthat some of the buildings in the area are currently under
\nconstruction.<\/p>\n
The president of PT Danayasa, Nasroel Chas, said that his
\ncompany is facing a number of legal problems due to the absence
\nof regulations regarding the use of underground rooms, private
\nrooms used for public activities, estate management, property
\nmanagement, foreigners' opportunity to own land\/apartments and
\nparking.<\/p>\n
Nasroel underlined the importance of the regulations because
\nowners of strata titles want to know their rights and
\nobligations, whether they can appoint professional corporation to
\nmanage them or not.<\/p>\n
\"It has happened because most of the management corporations
\nhere do not have a license, as in other countries that already
\nhave strata titles,\" Nasroel said. (31)<\/p>",
