        "content": "<p>The Coordinating Minister for Infrastructure and Regional\nDevelopment, Agus Harimurti Yudhoyono, has stated that the development\nof residential areas based on Transit Oriented Development (TOD) is key\nto building modern cities. The concept also expands access to affordable\nhousing amidst limited urban land.<\/p>\n<p>AHY, as he is commonly known, noted that many modern cities worldwide\nhave adopted the TOD concept to integrate residential areas, economic\nactivity hubs, and public transport networks within a single\ninterconnected zone. \u201cEspecially since it is predicted that 70 per cent\nof the world\u2019s population, including Indonesia, will live, work, and\nconduct activities in cities,\u201d AHY said, as quoted by Antara on Tuesday,\n17 March 2026.<\/p>\n<p>He believes these conditions make urban land increasingly limited,\nmaking vertical residential development the most realistic approach to\nmeet housing needs. AHY added that vertical housing development based on\nTOD allows people to live closer to economic activity centres whilst\nreducing dependence on private vehicles.<\/p>\n<p>The Democratic Party Chairman also appreciated the role of PT Kereta\nApi Indonesia (KAI), which holds strategic assets in various major\ncities with potential to be developed into integrated residential areas.\nOne TOD-based housing development is in the Manggarai Station area,\nwhich will be built on approximately 2.2 hectares of land with two\ndevelopment blocks.<\/p>\n<p>The area is planned for development of eight apartment towers with\napproximately 2,200 units intended for the public, including low-income\nhouseholds.<\/p>\n<p>Beyond Jakarta, TOD area development is also being undertaken at\nKiaracondong Station in Bandung, the Dr Kariadi area in Semarang, and\nGubeng Station in Surabaya. These four major cities on Java were\nselected because they have high population density and growing housing\nneeds in line with urban economic activity growth.<\/p>\n<p>Agus Harimurti believes collaboration between government, state-owned\nenterprises, and investors is key to delivering an integrated and\nsustainable modern urban development model. Through the TOD concept, the\ngovernment aims to create a more efficient transport system, reduce\ncongestion, and give people more time to increase productivity.<\/p>\n<p>He emphasised that the development of such integrated areas is also\npart of the national development vision, which encourages high economic\ngrowth whilst maintaining environmental sustainability and equitable\npublic welfare. \u201cWe want our development to align with President Prabowo\nSubianto\u2019s vision of high growth, but also benefiting ordinary people\nand caring for our earth and environment.
