TANGERANG — Integrated property developments are one way of meeting
demand for housing connected to public facilities, commercial activities
and transport. In Tangerang, this approach can be seen in the
development of Ecopolis CitraRaya Tangerang, an area of about 100
hectares developed since 2013 through a collaboration between Ciputra
Group and Mitsui Fudosan Asia, a Japanese property developer.

Ecopolis is located within CitraRaya Tangerang, a self-contained
township spanning about 2,760 hectares. The area brings together
housing, commercial spaces, lifestyle facilities and amenities that
support residents’ daily activities.

The collaboration between Ciputra Group and Mitsui Fudosan Asia
combines experience in developing residential areas and townships in
Indonesia with a Japanese perspective on property development.
Ecopolis’s growth is part of CitraRaya’s evolution in response to demand
for homes connected to a range of urban facilities.

In property development, supporting facilities are one factor shaping
the links between housing and economic and social activity. Facilities
across CitraRaya include shopping centres, a hospital, educational
institutions, office areas, sports centres and family recreation
destinations.

Joni Jingga, Senior Marketing Manager of CitraRaya Tangerang, said
changing needs were influencing how residential areas are developed.
Residents increasingly consider the wider environment when choosing a
place to live, rather than focusing solely on the house itself, he said,
and value the convenience of managing daily activities.

“When choosing a home, people are actually considering not only the
building, but also the life they will lead around it. How children can
access education, how families can obtain healthcare, and how they can
enjoy time together without always having to travel long distances are
becoming increasingly relevant considerations. That is why the
development of an area should be seen as a process of building a living
environment that can grow alongside its community,” Joni said.

Ecopolis offers a range of residential clusters with different
architectural styles and design approaches, including Belle Fleur, The
Leaf, Aurora, Fresco, EcoResidence, The Trees and Fountain, as well as
the EcoHome vertical housing development. The variety is intended to
meet residents’ preferences in design, space requirements and family
lifestyles.

One of the developments in the area is Fountain, which offers
two-storey homes with a modern design. Nearby, EcoClub and EcoPlaza add
to residents’ activities, from sport and recreation to dining and family
gatherings. Within the Fountain cluster, the Concorde type has been
designed around modern living, with an emphasis on smart living and
environmental awareness, including the use of smart-home features.

Commercial and recreational facilities in CitraRaya include Mal
Ciputra Tangerang, EcoPlaza and EcoClub. Ciputra Hospital is one of the
healthcare facilities serving the community in the area. Educational
options include institutions such as Sekolah Citra Berkat and Sekolah
Tarakanita.

Other facilities include an office park, WaterWorld, World of
Wonders, Little Kyoto EcoPark and various places of worship. Together,
these amenities form an ecosystem linking housing with education,
healthcare, work, commerce and recreation.

In terms of mobility, Ecopolis has access to regional transport
networks. The area is about 10 minutes from the Bitung Toll Road access
point, connecting CitraRaya with various parts of Tangerang and Jakarta.
In addition to the toll road, the Trans CitraRaya shuttle bus offers an
alternative, with routes to several areas, including Tangerang, Jakarta
and Bandung.

Connectivity to facilities within the development and access to
surrounding areas are part of CitraRaya’s ongoing development. For
residents, these links offer options for reaching destinations connected
with everyday activities. From a development perspective, connectivity
is one of the factors to consider when integrating housing with economic
and social activity.
",
