Business park to open in 2003<\/p>\n
JAKARTA (JP): PT Sanggraha Daksamitra, a joint venture between
\nJapan's Nisso Iwai Corporation and a local company, will complete
\nits US$35 million business park near Jakarta's Soekarno-Hatta
\nInternational Airport in 2003, an executive said on Wednesday.<\/p>\n
The company's marketing manager, Ishak Chandra, said the 102-
\nhectare integrated commercial park, called Taman Niaga Soewarna,
\nconsisted of a three-story office building called Wisma Seowarna,
\na warehouse complex, developed land for factories and the 18-hole
\nCengkareng Golf Club.<\/p>\n
\"The project was initially scheduled for completion in 1999,
\nbut because the economic crisis delayed some parts of the
\nproject, it will be fully operational in 2002 or 2003,\" he said.<\/p>\n
He said 50 percent of the office space at Wisma Soewarna,
\nwhich will be completed next month, was leased, while the golf
\nclub had been operational since early this year.<\/p>\n
\"This first commercial complex in the country will be fully
\noperational at the same time the free trade area in the region is
\nlaunched,\" Ishak said, referring to the Association of Southeast
\nAsian Nations Free Trade Zone.<\/p>\n
He said the complex would provide facilities and basic
\ninfrastructure such as electricity, fiber-optic cables for
\ntelecommunications services, a water supply, sewage treatment and
\nunderground storm drainage.<\/p>\n
Company director Irawadi D. Hanafi said the commercial complex
\nwas designed according to international standards and would cater
\nto distribution and trading companies, airport support businesses
\nand the light manufacturing or assembly industry<\/p>\n
\"Given its direct access to the airport cargo terminal and the
\ntoll road -- only five minutes drive from the airport -- and the
\nfact that it's some 20 minutes from both Jakarta's central
\nbusiness district and Tanjung Priok seaport, the business park
\nhas attracted a lot of investor interest,\" he said.<\/p>\n
Ishak said the park's 24-unit warehouse complex, to be
\nfinished in May 2000, was completely leased and another four
\ninvestors had registered for an additional warehouse complex
\nwhich will be constructed next year.<\/p>\n
He said the commercial park also had 17.5 hectares of
\ndeveloped land available to be leased from 10 to 20 years at
\nbetween $2.40 and $12 per square meter.<\/p>\n
He said tenants could lease a minimum of 800 square meters of
\nland and construct a building themselves, or they could have the
\ncompany construct a building for them based on their needs.<\/p>\n
Ishak said companies which had leased facilities at the park
\nincluded freight forwarding companies such as TNT Express, TiKi
\nJNC, Danzas, K-Line, Ritra Cargo, Petrolog and Tabitha and travel
\nagency Vaya Tour.<\/p>\n
He added that Tabitha had operated its office and warehouse in
\nthe park since 1997.<\/p>\n
Ishak said his company also could help tenants secure
\ngovernment licenses and permits, find staff and locate temporary
\noffice space.<\/p>\n
He said the park was managed by Jones Lang LaSalle\/PT Procon
\nIndah and the golf club was run by Hong Kong's CCA International.
