        "content": "<p>Jakarta (ANTARA) - PT Bank Tabungan Negara (Persero) Tbk (BTN) is\npushing a strategy to distribute the Housing Financing Liquidity\nFacility (FLPP) for vertical housing in urban areas, following a\nslowdown in mortgage growth this year.<\/p>\n<p>BTN President Director Nixon LP Napitupulu acknowledged that the\nslowdown in mortgage growth is a concern for the company, as the housing\nsector, particularly subsidized mortgages, remains the core of BTN\u2019s\nbusiness.<\/p>\n<p>\u201cWe admit that growth compared to last year is slower, especially in\nsubsidized mortgages. Therefore, we are continuously pushing our future\nstrategy towards urban housing through the government\u2019s FLPP programme\nfor high-rise buildings,\u201d Nixon stated during the Public Expose Live\n2026 in Jakarta on Thursday.<\/p>\n<p>Nixon reported that as of August 2026, BTN has disbursed\napproximately 120,000 to 130,000 mortgage units.<\/p>\n<p>He explained that the mortgage slowdown is inseparable from the\ncurrent sluggish condition of the construction and housing industry,\nparticularly within the low-income community (MBR) segment.<\/p>\n<p>\u201cIf we look at mortgage growth, especially for the MBR segment, both\nhouse construction and home purchases are indeed slower,\u201d he said.<\/p>\n<p>Consequently, BTN has not revised its 2026 credit growth target,\nmaintaining it within the 8-10 per cent range.<\/p>\n<p>\u201cWe do not dare to set a target that exceeds the current trends\noccurring in the housing industry,\u201d he added.<\/p>\n<p>Nixon continued by noting that from the supply side, house\nconstruction still faces several obstacles, particularly in West Java\nProvince. Licensing issues are one of the factors preventing optimal\nhousing supply growth.<\/p>\n<p>\u201cThe supply side is also slow, especially in West Java. There are\nseveral issues regarding permits and so on,\u201d he noted.<\/p>\n<p>Amidst these conditions, BTN remains committed to maintaining its\nposition as a bank focused on housing finance.<\/p>\n<p>Nixon mentioned that BTN\u2019s overall mortgage market share has reached\napproximately 38 per cent, while its share of the specifically\nsubsidised mortgage market reaches around 80-81 per cent.<\/p>\n<p>\u201cWe are solidifying BTN\u2019s position as the mortgage market leader in\nIndonesia. Our new vision today is to become the primary partner in the\nfinancial empowerment of families, or what we call \u2018beyond mortgage\u2019.\nBTN is beginning to adopt a business approach based on an integrated\necosystem,\u201d he said.<\/p>\n<p>As of the end of December 2025, BTN recorded credit disbursements of\nRp400.6 trillion, representing an 11.9 per cent year-on-year growth.<\/p>\n<p>These disbursements were still dominated by housing loans, which\naccounted for approximately 82 per cent of the company\u2019s total loans\nthroughout 2025.<\/p>\n<p>The mortgage segment grew by 8.7 per cent to Rp304.2 trillion, while\nother housing loans grew by 5.1 per cent.<\/p>",
