        "content": "<p>There is a lot of talk happening in Bali right now about policy\nchanges that could affect Airbnb listings.<\/p>\n<p>For more than five years, leaders in Bali have been working to crack\ndown on accommodation providers operating outside the law, including\nsome listings on Airbnb.<\/p>\n<p>For leaders in Bali, the presence of Airbnb has long been a\ncontentious issue. While the platform is legal in Indonesia, and the\ncompany is an official partner of the national tourism board, some\nleaders in Bali have had issues with the booking platform.<\/p>\n<p>This is because of ongoing concerns that some listings are not\ncompliant with local business licensing laws, and concerns that listings\nare being owned, operated, and therefore profited from by hosts based\noutside of the province. This, in turn, as local leaders have been\nconcerned about, would drive down local tax revenue.<\/p>\n<p>As of 31st March 2026, all private rental properties in Bali\nProvince, including Airbnb listings, must be able to show their NIB\n(Business Identification Number) and a KBLI (a code that defines what\nthe business can and cannot do).<\/p>\n<p>While most accommodation businesses and private rental villas\nregistered on online booking platforms like Airbnb operate legally,\nlocal leaders and stakeholders in the accommodation sector are concerned\nthat many do not.<\/p>\n<p>If a rental properly listed on Airbnb has not added its NIB and KBLI\nto its listing by the 31st March 2026, it could be removed from the\nsite.<\/p>\n<p>Tourists who have bookings pending on Airbnb are within their rights\nto contact their host to confirm that these licences and permits are\ncomplete and that there will be no issue with their booking come\nvacation time.<\/p>\n<p>Since Bali has experienced a surge in tourism following the pandemic,\nthere are concerns that many villas and vacation rental properties have\nbeen built without the required construction and development permits and\nare operating without the required business licenses and permits.<\/p>\n<p>To help combat the issue and enable tourists to book with greater\nconfidence, while ensuring that all vacation property rental owners and\ncompanies are compliant with the law, Bali\u2019s Villa Rental &amp;\nManagement Association set up an accreditation system and a status check\nwebsite for guests who want to double-check their booking is all above\nboard.<\/p>\n<p>Back in January 2026, the Bali Villa Rental &amp; Management\nAssociation (BVRMA) confirmed that it had been receiving an increasing\nnumber of reports of villa fraud and scamming on the island, with more\nthan 100 open cases.<\/p>\n<p>The Chairman of the association, Kadek Adnyana, told reporters his\nforecast for a worst-case scenario if serious action is not taken\nquickly.<\/p>\n<p>He shared, \u201cBali\u2019s tourism image will definitely plummet. Because if\nsomething like this and that happens and it\u2019s exposed on social media,\nit becomes public knowledge, it becomes global knowledge. Ultimately,\nBali\u2019s image will inevitably be tarnished as an unsafe tourist\ndestination.\u201d<\/p>\n<p>He noted, \u201cThe losses are already hundreds of millions of rupiah for\ntourists alone. A single booking can be worth anywhere from 10 million\nto hundreds of millions of rupiah. The villas on offer are quite\nluxurious and quite expensive.\u201d<\/p>\n<p>According to Adnyana and his team, one of the safest way for tourists\nto book private villas in Bali is directly with the property, or via a\nreputable online provider, after checking the property\u2019s status on the\nBVRMA Official website.
