        "content": "<p>Apartments in Australia<\/p>\n<p>I have many Indonesian friends in Australia and Singapore and<br>\nthrough your paper I would like to bring to the notice of your<br>\nreaders the questionable methods used by some large developers in<br>\nAustralia who sell apartments to Indonesian citizens and<br>\nmanipulate the strata laws to gain huge profits.<\/p>\n<p>These developers, in some cases, also neglect building<br>\nregulations in regard to fireproofing these apartments, which<br>\nleaves all residents exposed to an increased risk in the case of<br>\nfire.<\/p>\n<p>A huge number of Indonesian citizens purchase these apartments<br>\nto accommodate their children while they attend universities in<br>\nSydney and it is of great concern that these children are exposed<br>\nto these risks.<\/p>\n<p>I have for two years attempted to get the New South Wales<br>\ngovernment to take appropriate action and stamp out these<br>\npractices, but to date, all efforts have been ignored.<\/p>\n<p>The strata law in New South Wales allows the lender to vote on<br>\nany matter affecting the apartment building and that vote takes<br>\nprecedence over the right of the borrower\/owner.<\/p>\n<p>The builder provides attractive finance packages to purchasers<br>\nin Australia and to Indonesian buyers, and the builder in this<br>\nway gains the voting power to manipulate the management of the<br>\nbuilding to their advantage.<\/p>\n<p>It sells the management rights to the apartment building for<br>\nmillions of dollars, committing future buyers to excessive levies<br>\nin meeting the terms of the contract, which are usually for a<br>\nperiod of fifteen years.<\/p>\n<p>The builder initially sets these levies at a ridiculously low<br>\nlevel to attract buyers, and within two years huge levy increases<br>\nare needed to meet running costs.<\/p>\n<p>The management it installs is a prodeveloper, which means that<br>\nvery little maintenance work is done by the developer under the<br>\nbuilding warranty as complaints are put off until the warranty<br>\nperiod expires or the complaints are not passed on from the<br>\nmanager to the builder.<\/p>\n<p>The building becomes run down and huge levy increases are<br>\nneeded, which makes the building unattractive to buyers if you<br>\nwish to resell.<\/p>\n<p>Your investment is put at risk by the deliberate abuse from<br>\nthese builders to the provisions on mortgagee priority voting<br>\ncontained in the Strata Schemes Act 1966.<\/p>\n<p>Thousands of apartment buyers are suffering losses as the<br>\nresult of this abuse by developers.<\/p>\n<p>Representatives should be installed by the Indonesian<br>\nauthorities to the New South Wales and Australian governments to<br>\nensure that its citizens are protected.<\/p>\n<p>DONE BATE<\/p>\n<p>N.S.W., Australia<\/p>",
