        "content": "<p>The government, through the Ministry of Housing and Urban Development\n(PKP), is preparing a new policy in the form of extending the tenor of\nsubsidised housing installments to 30 years.<\/p>\n<p>Minister of PKP, Maruarar Sirait, stated that this policy is\nconsidered a breakthrough to expand access to homeownership for\nlow-income (MBR) and middle-income (MBT) communities.<\/p>\n<p>Ara, as he is affectionately known, said that extending the tenor\nwill make installments for public housing more affordable.<\/p>\n<p>\u201cSo far, the maximum tenor has been 15 or 20 years. Now we are\nextending it to 30 years so that installments become more affordable.\nThis is a real form of the government\u2019s commitment to the people,\u201d said\nAra after the Tapera Committee Meeting in Jakarta, quoted from the\nofficial Instagram account of the Ministry of PKP, Thursday\n(26\/2\/2026).<\/p>\n<p>This is expected to reach more people who have been constrained by\ntheir ability to pay installments.<\/p>\n<p>This policy is also part of the government\u2019s efforts to accelerate\nhomeownership for MBR and MBT, especially in the face of rising property\nprices and limited purchasing power.<\/p>\n<p>In addition to extending the tenor, the government is also preparing\nother facilities such as exemption of BPHTB, exemption of PBG for MBR,\nand VAT Borne by the Government (DTP) for new houses or apartments up to\nIDR 2 billion, which will be extended until 2027.<\/p>\n<p>Minister of Finance, Purbaya, welcomed this move and said that the\npolicy would effectively expand access to public housing credit.<\/p>\n<p>\u201cWith a longer tenor, installments become cheaper, down payments are\nlighter, and people can more easily own a home,\u201d he said.<\/p>\n<p>The government hopes that this policy will accelerate the equitable\ndistribution of decent and affordable housing, in line with President\nPrabowo Subianto\u2019s commitment to providing homes for all Indonesian\npeople.<\/p>",
