He\nsaid the policy is a follow\u2011up to the President\u2019s directive to make\nsubsidised housing instalments lighter and more affordable. \u2018We also\ndiscussed follow\u2011up to the President\u2019s directive regarding the tenor of\nsubsidised home loans up to 40 years so that instalments for the public\nare lighter,\u2019 Ara, as he is popularly known, was quoted on Tuesday (19\nMay 2026). He explained that the government has prepared a simulation of\nsubsidised home instalments in Java and Sumatra with a price of IDR 166\nmillion. \u2018As a simulation, subsidised homes in Java and Sumatra priced\nat IDR 166 million currently have instalments of around IDR 1,058,000\nper month for a 20-year tenor. If the tenor is extended to 40 years, the\ninstalment could drop to around IDR 773,000 per month,\u2019 he said.\nMaruarar assessed that the reduction in monthly instalments could open\nup greater opportunities for groups such as labourers, farmers, informal\nworkers, and young people to buy their first home. \u2018This will widen\nopportunities for labourers, farmers, informal workers, young people,\nand low\u2011income households to own a decent home,\u2019 he continued. \u2018However,\nthis 40-year scheme is optional, depending on the ability and choice of\neach community,\u2019 he added. In addition to discussing subsidised home\nloans, Maruarar also highlighted the importance of housing development\nthat considers environmental aspects. He said home construction should\nnot only chase the number of units, but also pay attention to\nenvironmental quality through a tree\u2011planting movement for every new\nhome. \u2018We want housing development not only to focus on the number of\nhomes, but also on environmental quality.
